SDLT Relief for First-Time Buyers: Could You Pay Less Stamp Duty?

What is First-Time Buyers’ SDLT Relief?

First-time buyers' relief is designed to reduce the amount of SDLT payable when purchasing a residential property in England or Northern Ireland.

Under the current rules:

  • No SDLT is payable on the first £300,000 of a qualifying property purchase.
  • Where the purchase price is between £300,001 and £500,000, SDLT is charged at 5% on the portion above £300,000.
  • If the purchase price exceeds £500,000, the relief is not available and standard residential SDLT rates apply to the entire purchase.

For example, if a qualifying first-time buyer purchases a property for £450,000, SDLT would be payable only on the £150,000 above the £300,000 threshold, resulting in a tax bill of £7,500.

Who Qualifies?

To claim first-time buyers' relief, several conditions must be met:

  • You must be purchasing your first residential property.
  • The property must be intended as your only or main residence.
  • You must never previously have owned an interest in a residential property, either in the UK or anywhere else in the world.
  • If you're buying jointly, all purchasers must satisfy the first-time buyer conditions.

Even a previous ownership interest in a property inherited, gifted or held overseas may affect eligibility, so it is important to seek advice if your circumstances are not straightforward.

Does This Apply Across the UK?

SDLT only applies to property transactions in England and Northern Ireland.

Different systems operate elsewhere in the UK:

  • Scotland uses Land and Buildings Transaction Tax (LBTT).
  • Wales uses Land Transaction Tax (LTT).
